We happily recommend Casa sul Monte. It has a lovely and quiet position in stunning Umbrian countryside. Situated high in wooded hills, with shady umbrella and dining table outside, it overlooks the Tiber valley with views towards Perugia. Four of us hired a car and picked up supplies from a good supermarket en route from Perugia airport. With Rob's comprehensive instructions it's an easy drive in under an hour. Our hosts, Rob and Betty, were warm, welcoming and full of local information such as where to buy local wine and the best restaurants. The nearest being a ten minute walk down the hill to the nearby village. Numerous other restaurants are a short car drive away.
We loved the apartment which is modern and newly done to a very high standard of finish. Being within a 300 year old stone house it still retains lots of character. A well chosen collection of architectural prints gives a personal touch. Everything was spotlessly clean and good quality. There is a super shower room and we all gave the comfortable beds 5 stars!
Casa sul Monte is a good place to relax, draw, read, take photos or walk. It is centrally situated for visiting many Umbrian hill towns, each spectacular in its own way. We visited Orvieto, Assisi, Perugia and Deruta. Nowhere was overcrowded even in August, but we do recommend getting to Assisi early as it gets busy after 11.0am. We enjoyed our visits to the local pool. Great atmosphere and position overlooking a valley, clean, not crowded and big enough for a decent swim.
There are forest walks from the door and if you are keen on cycling there were lots of people out on bikes.
Sorry to leave, it all went too quickly. We happily recommend Casa sul Monte Ulivi apartment and we will be back.

Thoughtfully and stylishly appointed apartments, designed with sensitivity to the character of the building and with artistic flair. I loved the artwork which also added homeliness. There was everything we needed and plenty of space. Rob and Betty welcomed us and made us feel at home. They added extra touches that made us feel like friends rather than paying guests. They have that wonderful balance of warmth and hospitality while never intruding. The garden was lovely for evening meals and relaxation with fine views over the hills towards Perugia. A tranquil spot with access to all the great sights of Umbria. I would certainly recommend it.

We thoroughly enjoyed our stay at Casa sul Monte! The apartment is newly remodeled, comfortable and spotlessly clean. This is the perfect location for those wanting to experience the Italian country lifestyle yet it is still within an easy drive to many attractions. Betty & Rob are ideal hosts! They went above and beyond their duty to insure we had an incredible stay. Rob even drove 45 minutes to pick up our daughter's luggage when the delivery person got lost. The highlight of our stay was the amazing, delicious, locally-sourced meal Betty & Rob prepared for us. They are both very talented in the kitchen and we thoroughly enjoyed every bite! I highly recommend Casa sul Monte!

We have had a wonderful holiday in Rob and Betty's lovely flat. The conversion has been beautifully carried out, to provide a spacious and bright apartment on the ground floor with access to the garden. The rooms all have some tasteful artwork on the walls and that, along with the fully equipped kitchen and good furniture (my husband had none of his usual bed-related back problems), gives it the homely feel. The two flats can also be rented together and have an interconnecting door to give a larger unit to sleep up to 10 people.
Although the property does not have air conditioning, it's position at the top of the hill means that for most of the time there is very good natural air flow. On the rare sticky nights fans are available. We were there for a very hot period and didn't find it a problem and indeed, living in the Middle East, it was wonderful to be able to leave the windows open and get a breeze.
Rob and Betty were wonderful hosts, ever attentive to our requirements and ready with suggestions on what to do and where to go, whilst always sensitive to our need for peace. Although the property is self-catering, a full gourmet meal of local fare is also available on request with a choice of menu. Rob and Betty are both fantastic cooks adn the meal we had was stunning. There is also a very good local restaurant which has been run as a family business for 40 years, a short walk away in the village.
I would thoroughly recommend either flat for a peaceful holiday. The added bonus is it's within an easy distance of beautiful historic and spiritual places like Orvieto, Perugia, Assisi, Lake Trasimeno, Spoletto and Todi. We also did a wonderful longer day to Siena and Florence and Rome are likewise accessible.
